What to Expect When Selling Your Home
Selling your home can be nerve wracking if you don't know what to expect. From pricing your home to closing day, there is a lot to do. Your Franklin Realty agent will be there every step of the way to help you keep on schedule.
- Preparing your home - Is your home ready to show to buyers? See my checklist for details on what you can do to prepare.
- Choosing your agent - You want to focus on the best marketing program. You want an agent that will listen to your needs and design a game plan around your goals. See my 10 questions to ask before you hire an agent.
- Make you home available for buyers. A lockbox is a safe way to allow agents access when you are not able to be there.
- Marketing time - Advertise you home regularly in the newspaper, on the web, in real estate magazines, with flyers, yard sign etc. Everywhere you can you need to let buyers know you have your home for sale.
- Review the purchase contract before you get an offer. Now is the time to become familiar of the terms that are in the contract and what may or may not be negotiable.
- Find your prior title policy, survey mortgage information and Home Owner Association docs. Give them to your agent.
- Do the home prep items on your agents list. Prepared with the buyer's interest in mind this list is important to making your home the most desirable in town.
- Consider a comprehensive inspection. Best to know what minor repairs need to be made before you are in contract and time is short.
- Let your agent know when you need more flyers or brochures. Don't let the brochure holder go empty!
- Follow your agents instructions on showings. Clean, clean and clean some more. Open the blinds. Turn on the lights. Step outside when your home is being shown. Buyers are more comfortable when you are not there.
- Start looking for your new home. Once you have a contract you have a limited amount of time to find your new home. Start looking now. Choose your neighborhood.
- Pack! - Start packing. Neatly store the boxes in the garage or in one of the spare rooms. Start with the knick-knacks and items you wont need for a while. Clean out the closets. Not only does this put your ahead of the game but also will make your home appear larger.
- Offer!!! Yeah, you have an offer. Review all the terms as well as the price of the offer. Type of financing, amount of deposit, closing date, repair allowances, inspection time frames are all negotiable and can effect the potential of closing.
- Make sure you have fully executed (completely signed and dated) copies of all the documents
- Provide Home Owner Association docs to Buyer
- Provide prior title policy and survey to title company
- Shop for your new home. Now is the time you need to lock into your next home.
- Make arrangements for inspections.
- Make arrangements for appraisal
- Survey will be done
- Repair list will be given immediately following inspections. You will need to make agreed upon repairs as soon as possible
- Make sure Buyer makes application and interview with Association.
- Follow up twice a week with lender
- Follow up twice a week with title company
- Finish packing, you will need to have all your belongings out and the house broom swept clean by closing day.
- Provide necessary documents for title company
- Make sure application for lender has been made on time
- Make sure 2nd deposit has been made
- Get copy of loan commitment by date due
- Arrange for follow up inspections following completion of repairs repairs
- Order utility shut down electric, phone, water and cable.
- Submit your change of address.
- Review closing documents
- Attend walk through before closing
- Closing Day. Schedule the day of closing off.
- Cash you check. Congratulations you have just sold your home.
